�`. Introduction
This report concerns the development and exploitation of three (3)
privately owned plots in the area of ​​Ano Korakiana, Municipality
Corfu with a total area of ​​164,414 sq.m.
�`) In a hotel unit of 70 furnished 5-star apartments
�`) �`s nursing home with a capacity of 100 guests and
�`) Polyclinic which will serve the needs of the nursing home
, but also the needs of the hotel, which aims at
special groups of tourists e.g. (artificial kidney unit).
�`. Description of cars
The three (neighboring) plots are:
* Plot �`, area 95,823 sq.m.
* Plot �`, area 31,891 sq.m.
* Plot �`, area 36,700 sq.m.
The plots are located in the municipality of Corfu and at a distance of 14 km
from the city of Corfu and the port.
The area is located on the provincial road Corfu-Sidari, at
main highway connecting the city of Corfu with the north
complex of the island where the lady is .as with regard to
tourist development, on an amazing hill, overlooking the whole
almost Corfu.
On the plot �`` can be developed for a hotel .20% plus
95,823 * 20% = 19,164 m2
A total of 4000 m2 can be developed on plot �``

All three plots have the possibility of construction
basements due to the morphology of the soil, the area

All three plots have title deeds.

�`. Εισαγωγή
Η παρούσα έκθεση αφορά την ανάπτυξη και αξιοποίηση τριών (3)
ιδιόκτητων οικοπέδων στην περιοχή Άνω Κορακιάνας, του �`ήμου
Κέρκυρας συνολικής έκτασης 164.414 τ.μ.
�`) Σε ξενοδοχειακή μονάδα 70 επιπλωμένων διαμερισμάτων 5 αστέρων
�`) �`ηροκομείο δυναμικότητας 100 φιλοξενουμένων και
�`) Πολυιατρειο το οποίο θα εξυπηρετεί της ανάγκες του γηροκομείο
,αλλά και της ανάγκες του ξενοδοχείου, το οποίο έχει σαν στόχο την
ειδικές ομάδες τουριστών π.χ. ( μονάδα τεχνητού νεφρού).
�`. Περιγραφή �`κινήτων
Τα τρία (γειτονικά) οικόπεδα είναι:
* Οικόπεδο �`, εμβαδού 95.823 τμ.
* Οικόπεδο �`, εμβαδού 31.891 τμ
* Οικόπεδο �`, εμβαδού 36.700 τμ.
Τα οικόπεδα ευρίσκονται στο �`ήμο Κέρκυρας και σε απόσταση 14 χλμ
από την πόλη της Κέρκυρας και το λιμάνι.
Η έκταση ευρίσκεται επί της επαρχιακής Οδού Κερκύρας- Σιδαρίου , στη
βασική οδική αρτηρία που συνδέει την πόλη της Κερκύρας με το βόρειο
συγκρότημα του νησιού οπού είναι και η κυρία .όσον αφορά την
τουριστική ανάπτυξη, σε έναν καταπληκτικό λόφο , με θέα ολόκληρη

Στο οικόπεδο �`` μπορούν να αναπτυχθούν συνολικά 4000 μ2
Στο οικόπεδο �`` μπορούν να αναπτυχθούν συνολικά 1250 μ2

Και τα τρία οικόπεδα έχουν την δυνατότητα κατασκευής
υπογείων χώρων λόγω της μορφολογίας του εδάφους ,το εμβαδόν τον
οποίων θα είναι ίσο με την πραγματοποιούμενη κάλυψη.
�`ια όλα τα οικόπεδα έχουν εκδοθεί από το �`ασαρχείο οι απαραίτητες
εγκρίσεις.
Επιπλέον στο οικόπεδο �` έχει δοθεί προέγκριση από τον Ε.Ο.Τ. για
ανέγερση ξενοδοχειακής μονάδας επιπλωμένων διαμερισμάτων ,και
πισινών σε σύνολο πισινών 8 καθώς και δημιουργία 2 γηπέδων τένις
και ενός μίνι golf όπως φαίνεται και στο τοπογραφικό διάγραμμα.
Και τα τρία οικόπεδα έχουν τίτλους ιδιοκτησίας.
Τα οικόπεδα αυτά έχουν εύκολη πρόσβαση σε όλα τα δίκτυα που
απαιτούνται όπως ηλεκτρισμό, ύδρευση , τηλέφωνο κλπ.
Τα ακίνητα αυτά είναι τα μοναδικά οικόπεδα αυτού του μεγέθους επί της
